King’s Cottage is a four season getaway that has amazing comfort, location, and cleanliness! Centrally located, the spacious 3 bedroom cozy home is less than a five minute drive to Bryce Resort. Resort activities throughout the year include: golfing, biking, hiking, water activities and more! Shenandoah countryside is just a short drive to vineyards, Skyline Drive, and festivals, to name a few. Free access to pool (not in resort). This gem attracts spring/summer vacationers, Fall leaf-lookers, and winter skiers.
The Space
Inspired by a minimalist yet modern Scandinavian lifestyle, this charming 3 bedroom, 2.5 bathroom home sits right outside of Bryce Resort. It is completely surrounded by the fresh mountain air and the beauty of nature at its best. This home was thoughtfully designed to make you and your guests feel relaxed and comfortable. The space is perfect for a family, group of friends or even a couple’s getaway. Three bedrooms and two full bathrooms are located upstairs and the half bathroom is on the main level. Free high speed wireless Internet access throughout the house, perfect for remote work. Close enough where you’ll have easy access to local stores and restaurants, yet far enough from the city to allow for an escape into the natural world around you.
Outside-
To make your arrival at ease, we use the keyless entry system. There is ample parking in front of the house area as there are no assigned parking spaces. Reconnect with nature by relaxing on the balcony looking at beautiful views of the forest. Or walk over to the front patio where you can gather by the warm, crackling fire pit and roast marshmallows! Simply soak in nature’s sounds and unwind with your favorite drink in hand.
Inside-
Open floor plan that overlooks the great room so the entire family can remain connected, even as meals are being prepared. You can gather by the fireplace and watch a flick while munching on complimentary goodies from the welcome basket.

Laundry-
Full size washer/dryer. Complimentary laundry detergent pods and dryer sheets. Linens and towels are included. They are cleaned and put on beds or in bathrooms in advance upon your arrival as part of the cleaning service.
Cleaning-
There is no daily housekeeping. The entire house is cleaned and sanitized before the guest arrives and after the guest’s departure. Our professional cleaners follow CDC guidelines. Basic cleaning supplies (under the kitchen sink), a broom/pan, fireplace tool set, and vacuum are provided for guests to use as needed.

Each guest is responsible for purchasing all other supplies they will be using during their stay. You are also welcome to purchase your own preferred items if you wish not to use what is provided.
From time to time, certain attractions/local establishments in or near the Bryce Resort will have a change in operating hours or will be closed due to unforeseen reasons. This is beyond our control. We apologize in advance if there is an inconvenience during your stay. No refunds will be given in this event. We highly recommend that you call in advance to check current hours of operation.
If for any reason, items inside the house (i.e. a blow dryer, TV streaming services, wifi, washer/dryer etc.) may break, become interrupted, or go missing altogether. Sometimes this happens without our prior knowledge as the previous guest might not inform us. We do apologize in advance if this occurs during your stay. If something like this occurs during your stay, please advise immediately so we can try to fix the problem as soon as possible. No refunds are given in this event.

There is a basic grill located on our front patio for you to use. Charcoal is not provided. We kindly ask guests to clean the grill (if used) before check-out.
Firewood, charcoal, and fire starters are not provided, but a long stem lighter is made available. All items are conveniently available at the community store, just a 1 minute drive away.

The community pool will be open for guests starting on Memorial Day Weekend!
Pool Info:
-The pool is 3’ in shallow area and 5’ at deep end with a baby pool area.
-Guests will need to sign in at the office and will need to bring their own beach towels and pool toys. *We recommend to pack your own beach towels and/or pool toys upon arrival at King’s Cottage as we do not provide those items.
-Pets and glass bottles are not permitted in the pool area.

We are located in the middle of a wooded area with nature’s friends. To be proactive, we treat the interior and exterior of the house on a quarterly basis. We recommend keeping windows closed and doors completely shut when entering or exiting. We cannot guarantee the house will be 100% bug free.
